Interior design services

Design help that’s built around your wish list

This is a “done with you” service - and that makes it different from traditional interior design. I’m not disappearing for six weeks and coming back with a magic HGTV reveal. We work together: you’ll see selections, weigh in on them, and make adjustments with me in real time. It’s a true collaboration, and your home ends up looking like you because you were part of every decision.

Every project starts the same way: we walk your home together and build a list of exactly what you want done. Then I get to work. You pick the package that fits the size of your list — no hourly clock, no open-ended timeline, no wondering what you’re paying for.

The Packages

Design Fix — $500

Perfect for someone looking to get a few things done — a room that needs finishing touches, a handful of decisions you’ve been putting off — without a full home refresh. Up to 15 design items (as defined in the next section), plus 30 days of support once your list is complete (or when construction begins).

Design BFF — $750

The right fit when you’re tackling a whole room or a couple of spaces — enough scope to transform how your home feels without committing to everything at once. Up to 25 design items (as defined in the next section), plus 30 days of support once your list is complete (or when construction begins).

Design BFF: All In — $1,250

For the whole-home refresh, the new build you’re furnishing from scratch, or the big remodel with lots of moving pieces. Up to 50 design items (as defined in the next section), plus 30 days of support once your list is complete (or when construction begins).

Need a few more? Add 5 items to any package for $150.

How It Works

Every project starts with an in-home consultation. We’ll walk through your home together, talk through what each room needs, and I’ll create your Full House Project List — a complete picture of everything your home could use, room by room.

From there, you choose which items from the list you’d like to tackle in this round, based on the package that fits. We work through your selected items together, and when your list is complete, your 30 days of support begins.

And the rest of the list? It’ll be ready whenever you are. Many clients come back for round two — and three.

The Policies

Your list is locked in — on purpose.

Before we start, we’ll agree on exactly which items I’ll be completing for your package. That clarity is what keeps your project moving and prevents it from dragging on for months. If you discover something new you’d like done along the way, you can add a 5-item Add-On ($150) or start a fresh package once your current list wraps up.

You buy direct — no markups.

I make the selections; you make the purchases. You’ll buy items directly from retailers at their actual price - I never mark up products. The same goes for contractors and vendors: you contract with them directly, so there’s no middleman between you and the people working on your home.

How long does it take to complete the list?

Most item lists are completed within one to three weeks, depending on the size and complexity of your list. To keep things moving, I’ll need your feedback along the way - the faster you respond to selections, the faster your list gets done.

While we’re working your list

Completing your items is a collaboration. I’ll check in with you on early selections to make sure I’m nailing your style, share drawings as they take shape, and answer questions as we go. All that back-and-forth is simply part of the process - it doesn’t count against anything.

Where I work

Modern Florida Home serves Wesley Chapel and the surrounding communities, including Lutz, New Tampa, Land O’ Lakes, San Antonio, Dade City, and Zephyrhills. If you’re within about 20 minutes of Wesley Chapel and don’t see your community listed, reach out - chances are good I can help.

My design range

My work. Lives in transitional design, with specialties and coastal, heritage, warm, organic, mid – century, modern, and rustic farmhouse styles.

After your list is complete — your 30 days of support

Once your list is done, your 30-day support window begins. It includes:

  • Reselections — If a selected item doesn’t work out — out of stock, or it just doesn’t feel right once it arrives - I’ll provide a fresh selection. Design Fix includes up to 3 reselections; Design BFF up to 5; Design BFF: All In up to 10.

  • Drawing revisions — Architectural elevations and space plans include one revision during the support window. (You’ll review drawings with me while they’re being created, so they’ll rarely need one.)

  • Vendor & contractor questions — When your contractor or installer has questions mid-install - fixture placement, junction box support, molding choices on a built-in - I’m available to answer them and point everyone back to the plan. Quick photo and text exchanges resolve most of these on the spot.

  • Placement & styling questions — Wondering if the rug is centered under the dining table? How high to hang the mirror? Send me a photo - these questions are exactly what the support window is for.

  • Issue guidance — If something arrives damaged or isn’t right, I’ll walk you through exactly what to do and who to contact. Ordering, returns, and vendor coordination are handled by you - I’ll make sure you know your next step.

Projects with construction work a little differently.

Some projects include construction - kitchen and bathroom remodels, flooring replacements, built-ins, fireplaces, wall moldings. There’s often a gap between when your selections, samples, and drawings are finalized and when your contractor actually begins. For these projects, your 30 days of support starts when construction begins - so I’m available for questions during demo and install, when you need me most. If construction hasn’t started within three months of your list being completed, your support window expires. If you need support once construction finally begins, you can purchase a 30-day support extension for $150.
